Qualifications

Archer Green is an Income Restricted Community | Qualifications Required for Residency


1. $25 Non-Refundable Application Fee Required for each person over 18 years old (money order only).

2. A separate security deposit will be due at the time of move-in.

3. Income Restrictions Apply. Your Total Gross Annual Household Income MUST BE LESS THAN the amounts listed below:

  • 1 Occupant: $37,140
  • 4 Occupants: $52,980
  • 2 Occupants: $42,420
  • 5 Occupants: $57,240
  • 3 Occupants: $47,700
  • 6 Occupants: $61,500


4. A fully completed application is required for an accurate determination of eligibility.

5. Each applicant must pass a credit and criminal background check. You may receive a conditional approval but you are not fully approved until the income verification and qualification process is complete.

6. Having a Housing Choice Voucher DOES NOT automatically qualify you. You must meet all credit and criminal background screening criteria and eligibility requirements. Original documents are required for Housing Choice Voucher or Tenancy Approval Package.

7. All sources and amounts of current and anticipated annual income (including total assets and asset income) expected to be delivered during the twelve-month certification period must be listed on the application and are calculated to determine eligibility.
- Employment/Wages: Last 6 consecutive paystubs.
- Self-Employment: Most recent tax return with schedule C-profit and loss and Tax Transcript.
- Social Security or SSI Benefit Letter (Must be within 120 days).
- Pension on Annuity Statement.
- Child Support: Child support court order and statement.
- Regular gifts received from other family members, friends, etc.
- Any other income i.e. driving for Uber, Lyft, Door Dash, Uber Eats, etc.

8. All assets and income from assets must be verified.
- 6 current and consecutive bank statements for ALL checking accounts. (All Pages).
- Current bank statement for ALL savings accounts.
- Current statement with any penalties: Stocks, Bonds, IRA, CD, Money Markets.
- Whole Life Insurance information (current cash value).
- Property (current cash value, mortgage, fees).
- Current statement verifying the current cash value held in any cash app i.e. PayPal, Apple Pay, prepaid debit card, Cash App, etc.
